DESCRIPTIVE MEMORY


AMENITIES
Rooftop Pool. On the terrace of the building, on the top floor, an outdoor heated pool will be installed, for winter / summer, on a wooden deck.
Rooftop Jacuzzis. Also on that terrace will be installed two collective bathtubs with hydromassages, on wooden decks idem.
Rooftop Solarium. Large outdoor space on the terrace of the building, equipped with furniture and accessories (chairs, reclining chairs, umbrellas, lighting, etc.) - Rooftop Barbacues Rooms. On the terrace of the building there will also be four (4) rooms, equipped with grills and complete furniture (chairs, tables, armchairs, barbecue, TV, etc.)
SERVICES

Reception and Surveillance. Reception and Surveillance services will be available with security cameras circuit, 24 hours a day.
Garage. At the subsoil level, there will be 60 individual garages and other services.
Maintenance service. The building will have permanent maintenance service for all general facilities.
Maid service. The building will have an optional maid service available for all units.

CONSTRUCTION SPECIFICATIONS
Foundations. General foundation system made with reinforced concrete skids / piles.
Supporting structure. Composed of a set of elements (pillars, beams and slabs) made of reinforced concrete.
Covers and Mezzanines. All the horizontal surface structural elements of the building will be made of reinforced concrete.
Walls and partitions. All exterior walls of the building will be made with traditional masonry or reinforced concrete. The internal partitions with ceramic masonry and / or American Durlock system according to each case.
Waterproofing and insulation. The exterior walls will be made with water repellent and polyurethane or equivalent. On the roof and terraces will be with asphalt membranes and polystyrene.
Elevators. Electromechanical elevators of last generation, with frequency variator and stainless steel cabin for 8 passengers each.
Exterior Terminations. Exterior walls finished in combination of coatings on plates and plasters with color.

GENERAL FACILITIES

Sanitary instalation. Pipes and fittings of PPL for drains and thermofusion for supply. Connection of the whole to the public network of sanitation
General Security. Closed circuit of cameras that control the security of common spaces, access and garage, centralized in the Reception.
Fire detection and extinction system. Set of smoke sensors, fire alarms and extinguishers according to DNB standards
Electrical installation. Channels, cables, boards and pieces according to standards and materials approved by UTE and URSEA.
Internal and External Telephony. Internal telephone communication system (common spaces, services and reception) and external (urban telephony of fittings)
Data. Forecast of internal connections in the environments of the units for fixed reception of data system (ADSL)
Internet WIFI. Coverage of wireless connection for Internet in common spaces of the building (solarium and others)
Cable TV Forecast connections in the apartments (living room and bedrooms) for the service of cable television signals and also in common spaces (barbecue)
Thermal Conditioning. Pre-installation for air conditioning equipment in Multi / Mini Split systems.

TERMINACIONES

Interior Paraments. Interior walls and ceilings finished with gypsum plaster and washable paint.
Interior pavilions. Made with imported porcelain tiles, rectified, with a hardness and resistance to abrasion of grade type PEI 4 or higher.
Plinth. In wood fiber, finished with washable plastic paint in color ditto walls
Interior coatings. Single-firing enameled ceramics.

EQUIPMENT AND OTHERS

External openings. Anodized aluminum, with double insulating thermo-acoustic glasses DVH.
Barandas. Anodized aluminum and laminated glass railings will be placed on the balconies and terraces of the units and in the common spaces in height.
Interior openings. In wood with polyurethane lacquer finishes, with imported hardware and handles of modern design.
Kitchen and bathroom cabinets. Modular lines in laminated MDF, with interiors idem.
Imported chrome metal hardware and accessories ditto.
Sanitaryware. Odorless pedestal with backpack, integrated bidet systems ditto and lavatory to overlap made in enameled vitreous imported sanitary ware, in white.
Faucets and Accessories. Monocomando type, with ceramic closure, and with bodies made of chromed bronze. Exterior accessories (hangers, roll holder, etc.) in stainless steel.

Electrical Installation Parts. The electrical installation of the units and the common spaces of the complex will be carried out with the DUOMO line of CONATEL
